You pay a ₼2,000 deposit at the sales office and the flat is held in your name for seven days. The deposit counts towards the price when you sign. If you change your mind within the seven days, it is refunded in full.

Load-bearing columns and walls stay as they are; partition walls can move. If the walls in your block have not been laid yet, the change is free; if they have, you cover the cost of taking them down and rebuilding. Bathrooms and kitchens cannot be moved.

Yes, every day during sales office hours, by appointment. A manager takes you to the show flat and to the floor you are interested in; we provide the helmet and vest. Children under 14 are not allowed on site.

At least 30% of the price of the flat. The balance is paid in equal monthly instalments over 12, 18, 24 or 36 months, without interest. A down payment of 50% or more earns a 3% discount; paying in full earns 7%.

There is no penalty for the first ten days. From day eleven, 0.05% a day is charged on the overdue amount. After three missed months in a row the company may cancel the contract; what you have paid is then returned within 60 days, less 5%.

Yes, once the block has been accepted for use and its title extract issued: for Block A that means autumn 2027. Until then you pay on the company’s interest-free schedule, and can move the remaining balance to a mortgage afterwards. Nigar Huseynova prepares the papers.

With plastered walls, a levelled floor, the front door, windows, wiring, a gas combi boiler and radiators. If you prefer, order the finishing package at ₼480 per m² and receive the flat ready to live in.

The contract states the handover date and a 90-day grace period. For every day after that the company pays you a penalty of 0.03% of what you have paid. All three of our earlier buildings were handed over on or before the contract date.

Ten years on the load-bearing structure, five on the roof and façade, and two on the engineering systems (water, drainage, electrics, lifts). Requests go through the management company’s app or its round-the-clock duty number.

A preliminary sale contract certified by a notary. It states the flat’s number, area, price, payment schedule and handover date. Once the block is accepted for use, a title extract from the State Real Estate Register is issued for the flat.

The price covers the flat itself, the balcony, the gas boiler, radiators, meters and the registration of the title extract. Extra costs: the notary fee (about ₼180) and, if you want them, a parking space (₼28,000) and the finishing package. After handover the monthly service charge is ₼0.80 per m².
