Renting a flat: what the contract should say
The deposit, the inventory, the bills and the notice period. Most disputes come from what was never written down.

In Baku a rental is often agreed on a single sheet of paper. We use the same template for every rental, and Nigar prepares an English version for foreign tenants.
The contract should have
- The landlord’s name must match the registry extract; if someone else is letting the flat, ask for a power of attorney.
- The rent in manat, the payment day and how it is paid (a bank transfer is better, it leaves a record).
- The deposit and when it is returned in full; it is usually one month’s rent.
- An inventory of furniture and appliances with photos, and the meter readings on moving day.
- Who pays what: gas, power, water, internet, the building’s service charge.
- The term, how the rent can change and how many days’ notice each side gives before leaving.
Our fee
On a rental the tenant pays our fee once: half a month’s rent. The landlord pays nothing. For offices and shops the fee is one month’s rent.
