The Mortgage and Credit Guarantee Fund’s standard and preferential loans: amount, rate, down payment, who can get the preferential one and what the monthly payment comes to.

The figures were taken from the Fund’s site (mcgf.gov.az) in September 2026. Loans are issued through the Fund’s authorised banks, in manat, with equal monthly payments.

Standard and preferential loans

  • Standard: up to 150,000 ₼, up to 25 years, at least 15% down, at most 8% a year (7% with a guarantee).
  • Preferential: up to 100,000 ₼, up to 30 years, at least 10% down, at most 4% a year (3.7% with a guarantee). Once per family.
  • The monthly payment may not exceed 70% of documented monthly income.
  • The building must date from after 1 January 1970; houses and summer houses qualify too. It is not given for land alone or for building a house.
  • On the last payment day the borrower may not be past pension age; up to three borrowers can share a loan.

Who can get the preferential loan

Young families where both spouses are 35 or younger, civil servants, teachers and journalists with at least 15 years of service, military personnel and judges with at least 3 years, scientific staff, doctors of science, families of martyrs and other groups. The full list is on the Fund’s site.

A worked example

  • Standard loan: a 140,000 ₼ flat, 21,000 ₼ (15%) down, a 119,000 ₼ loan, 25 years, 8%. The monthly payment is about 918 ₼ and the monthly income needed 1,312 ₼.
  • Preferential loan: a 100,000 ₼ flat, 10,000 ₼ (10%) down, a 90,000 ₼ loan, 30 years, 4%. The monthly payment is about 430 ₼ and the income needed 614 ₼.

If the price is above 150,000 ₼, you pay the difference from your own money: for a 230,000 ₼ flat, for example, you need at least 80,000 ₼ down. Check your own figures in the calculator.
