Leasing an office: 9 things to check before you sign

A lease is often two pages long, and the dispute usually comes from what is not written there.

Most office lease disputes are not about the rent but about questions the lease never answered: who pays the utilities, who pays for the fit-out, what happens if the tenant wants to leave early.

The 9 things we check before signing

  • Is the landlord really the owner: the register extract
  • Is the property pledged, and does the bank consent to the lease
  • Does the rent include VAT
  • Who pays utilities and service charges
  • Who pays for alterations and what happens to them when you leave
  • How and when the rent can go up
  • Leaving early and the notice period
  • When the deposit comes back
  • Whether the lease must be registered
